How to Prevent Moss and Algae Growing on Your Patio

Moss and algae on patios is a persistent problem in the UK climate. Here's how to tackle it -- and prevent it coming back.

Moss, algae, and lichen growth on patios is an almost universal problem in the UK. Our damp, mild climate creates near-perfect conditions for these organisms to thrive -- and once established, they can be stubbornly difficult to remove permanently. Here's what you need to know about tackling and preventing biological growth on your patio.

Why Does Moss Grow on Patios?

Moss, algae, and lichen all thrive in damp, shaded conditions. Patios that receive limited direct sunlight -- for example those on north-facing aspects, or shaded by fences, walls, or trees -- are particularly susceptible. Poor drainage that allows water to sit on the surface also encourages growth, as does the build-up of organic debris such as fallen leaves.

These organisms reproduce via spores that are carried on the wind and can settle and grow virtually anywhere. Once they take hold, they create an increasingly hospitable environment that encourages further growth.

The Dangers of Biological Growth

Beyond the obvious visual impact, moss and algae present a genuine safety hazard. Both become extremely slippery when wet, creating a significant slip risk -- particularly for elderly family members and children. Insurance companies have become increasingly strict about householder liability for slipping accidents on poorly maintained paths and patios.

Lichen is arguably the most problematic growth because it physically bonds to the surface of stone and concrete, gradually breaking it down over time. Regular lichen removal is important for preserving the integrity of natural stone patios.

Professional Treatment

The most effective way to deal with established moss and algae growth is a professional treatment using commercial-grade biocidal products combined with pressure washing. Biocidal treatments kill the organisms at the root -- including the microscopic growth that remains after surface cleaning -- rather than simply removing what's visible.

A thorough professional clean followed by the application of a long-lasting biocidal sealant will significantly reduce the rate of regrowth.

What You Can Do Between Professional Cleans

  • Sweep regularly to remove leaves, debris and organic matter
  • Ensure good drainage away from the patio surface
  • Trim overhanging plants and trees to increase light and air circulation
  • Apply a proprietary patio cleaner or diluted biocide annually as a preventative treatment
  • Deal promptly with any moisture build-up or drainage problems

The Role of Sealing

A quality patio sealant dramatically reduces the porosity of the surface, making it much harder for moss and algae spores to gain a foothold. Sealed surfaces also dry more quickly after rain, reducing the window of opportunity for biological growth. We strongly recommend sealing any patio after professional cleaning.
