Just had a new driveway or patio installed? Here's how to look after it from day one to ensure it lasts for decades.
Congratulations on your new driveway or patio! A new outdoor surface is a significant investment, and looking after it correctly from the start will ensure it remains looking great for decades to come. Here's what you need to know.
The First Few Months
New block paving driveways typically need a settling-in period before they're sealed. The jointing sand needs time to settle and compact naturally, and the blocks themselves need to fully bed in. Most specialists recommend waiting at least six to twelve months before applying a sealant to new block paving. During this time, you may notice some sand being displaced from the joints -- this is normal. Top it up with kiln-dried jointing sand as needed.
New tarmac driveways should be treated with particular care for the first few weeks. Avoid parking on a new tarmac driveway in very hot weather -- the surface can soften and be marked by tyre pressure or high heels. Avoid turning steering wheels while stationary, as this can scuff the surface.
New natural stone patios should ideally be sealed fairly soon after installation, once any initial efflorescence (white salt deposits that can appear on new stone) has weathered out -- typically after two to three months.
What to Avoid on a New Surface
- Rock salt for ice: use sand or a calcium chloride de-icer instead
- Harsh chemical cleaners: use only products appropriate for your surface type
- Heavy vehicles: check the loading capacity of your new driveway before allowing large vehicles on it
- Motorcycles with kickstands: these concentrate weight and can mark block paving
When to Have It Professionally Cleaned for the First Time
Most new driveways and patios benefit from a professional clean and seal at around the 12-month mark. By this point, the surface has fully settled, any initial efflorescence has cleared, and the first year's worth of surface grime can be removed before it becomes ingrained.
Having the surface professionally sealed at this point provides maximum protection for the years ahead. Contact us to book your first professional clean and seal -- we'll be happy to advise on the best timing for your specific surface.
